How It Works

How Self Storage Direct Mail Works With Fill By Mail

Four decisions, then we handle the rest. No postal terminology, no separate quotes for data, printing and postage, and no minimum you have to reach before a campaign can run.

The four steps

STEP 01

Choose your audience

Start with the area your facility realistically serves — a radius, selected ZIP codes, carrier routes or specific neighborhoods — then narrow to the kind of household or business that fits the campaign. Filling RV spaces and filling 10×10s are different audiences, and they should be selected differently.

Available targeting options vary by campaign and data source.

STEP 02

Choose your postcard

Start from a Fill By Mail self storage template and customize the facility name, logo, phone number, website, offer, unit type and call to action. If you already have artwork you are happy with, upload your finished design instead — the platform does not require you to use our creative.

STEP 03

Choose how many

The quantity is whatever your audience actually is. One postcard, twenty, several hundred or several thousand — there is no minimum to reach and no volume tier that changes the price. If only a handful of prospects fit your campaign today, mail that handful.

STEP 04

We handle the mail

Fill By Mail handles the data, address processing, printing, mail preparation, postage and mailing. You are not asked to calculate postage, presort anything, or manage a printer relationship. The complexity stays behind the scenes.

You focus on running your storage facility. We handle the mail.

The Campaign View

One screen, one number

A storage owner should be able to see the facility, the goal, the audience, the prospect count and the cost in one place — and act on it without a quote.

Because the price is a single per-piece figure, the campaign cost is the prospect count. 347 prospects is $347. There is nothing else to add up, and nothing to reconcile afterwards.

What sits inside the price

Traditional direct mail is quoted as a stack of separate charges, which is the main reason it is hard to compare providers or predict what a campaign will cost. Everything in this list is inside the per-piece price rather than added to it.

After It Mails

From mailbox to move-in

The postcard is the first step, not the last one. What happens next is where a mailing either produces rentals or does not.

  1. 01

    Mailbox

  2. 02

    Website or phone call

  3. 03

A note on reporting

Connecting mailing activity to website visits, calls, leads and completed rentals is a core long-term goal for Fill By Mail. We will describe specific reporting and attribution features here once they are actually built — not before. In the meantime, the practical step is to give each campaign its own landing page and its own QR destination so you can see what arrived from where.

Questions

How it works: questions

Do I need to understand postal rules to use Fill By Mail?

No. Address processing, mail preparation and postage are handled inside the price. You choose an audience, a design and a quantity — the postal side happens behind the scenes.

What do I need to get started?

Your facility address, the unit types you want to fill, and either a design or the willingness to customize a template. If you have a list of your own you can upload it, but you do not need one.

Can I run more than one campaign at once?

Yes. Separate campaigns for separate unit types is the intended way to use the product — a boat storage campaign and a climate-controlled campaign should have different audiences and different creative.

Can I mail small quantities repeatedly instead of one large drop?

Yes. There is no mailing quantity minimum, so you can mail the prospects that fit your campaign as they appear rather than accumulating a list first.

How is the price calculated?

For targeted mail, piece count multiplied by $1 — targeting data, address processing, printing, mail preparation, postage and mailing are all inside that rate. EDDM is 55¢ a piece. Service is separate: $0 a month if you run campaigns yourself, or $199 a month if we manage them for you.
